Double up Tuesday - deadbeat tenants Laura Smallwood, Rodney Kitler Last in Jacksonville, FL

Laura and Rodney are two people I would not recommend you rent to.
They are currently in the process of being evicted. 
They destroyed the yard and are now $1700+ behind on rent.
Rodney is very “bully” like and will try to push you into renting to him.

The last two months have been nothing but lies from them.

He has over 80k in leans from the IRS (check public records), and is about to have another lean from me.

He has threatened he will declare bankruptcy.

Save yourself the time and money, don’t rent to these two.

Slum lord

L. Kim has got to be the worst slum lord I ever met! We had a huge leak in our basement in Raleigh NC and The ducts filled with water and they burst and water went every where! This is a $250,000 home. Why would anyone want to let such a beautiful home sit like this for 5 damn months is beyond me! By the time he finally came to the home the damage was unreal! Mr Kim is korean and is a man who will not spend money to up keep his property! The week the ceiling was finished it started to leak again! The estimates I got from a plumber was $750 the month of the leak. Mr. Kim went to home depot and repaired the problems him self but didnt know what he was doing! When I left the property after 10 months the leak was so bad every time you turned on the shower or tub in the master bathroom water would continue to run all in the kitchen that was once very nice! I remember the excitement that day we moved in this 3 story home. Guess what the sad part really is? Mr. Kim runs James remodeling Service out of Greeensboro NC so please don’t use him.  He"s Korean and will rip you off! One of his helpers told me he doesn’t like to pay his help either. Thanks S. Lisa Thorp Kumar

Do not rent to Lisa Thorp Kumar from Vermont/Massachusetts/New Jersey.  She was a tenant for 8 months, and they were the worst 8 months I’ve ever had with a tenant.  She knows just enough about tenant/landlord laws to be dangerous - and uses it to her advantage to live rent free.  She moved in on 9/08 and said she was very happy.  When 10/08 rent was due, we got a letter with photocopies of receipts of “work” she had done in the apartment.  Work that 1) didn’t need to be done, and 2) if she wanted done, needed to be run by us as per the rental contract.  Then nothing but complaints month after month of ridiculous things/demands.  Then at the end of April 09, she gives her notice.  Not the 30 days required, but about 7 days, and says the rent is in the mail.  Guess what - no rent check has come.  Also, she destroyed the apartment.  She put tons of holes in the walls - put up all kinds of shelving that was never approved (and done in a very sloppy manner).  She left the place a complete mess, with rotting food in the refrigerator.  All told, we’re about $1,500 out with her, and that’s not including fixing up the apartment to show again.

She’s an extremely nasty person too.  Her husband is Ram Kumar.  She drives a 2003 Honda Civic with NJ registration.  Her last employer (at least it’s who she told us it was) is Anne Britton who lives in Brattleboro, VT.  She claimed she moved to MA to become a nanny, but we never got that information from her.
