Micheal C and Cheryl M Runyan - tenants from hell

I was the landlord for Michael C. and Cheryl M. Runyan. My rental property was in colordo. The Rtunyans were the tenants from hell. They seldom paid the rent on time. In 2 years that they rented from me they were late 13 times and they failed to pay rent the last 6 month they lived at the property.

They gave false information on the rental application stating that Patricia Brannon was their last landlord. Not true. The stated they had 2 dogs when in fact they had 6 dogs. They would come up with excuses why they were late and promised to make paymentnts. This never happened.

I told them they would be evucted if they didn’t pay the rentt. They refused to move. I had to spend $13,000.00 in at fees to have them evicted. They left the place in shambles and it cost me another $10,000.00 to repair the damage they caused.  I received a judgment from the county for $15,000.00.  Once the damages were awarded they filed for bankruptcy and then left the state. THe bankruptcy was dismissed now I have to find them. During the eviction process I found out who the actual previous landlord was. He said they did the samething to him and left him with a $25,000.00 repair bill. They even went so-far as to file bankruptcy then. And again it was dismissed. These people are scam artists. They know how to work the system. They appear to be very friendly and responsible at first but they become the landlord’s nightmare. DO NOT RENT TO THEM - YOU WILL REGET IT.

Just moved in and was promised on my move in day that certain repairs would be made - now 15 days later and i am still leaving messages and the landlord is blowing me off completely. DO NOT RENT FROM BARBARA REINECKE OR http://www.paschrealty.net

Do Not Rent from CHRIS ANN HOWE in New Smyrna Beach, FL

The house was completely trashed when we moved in.  We cleaned it at our expense and documented everything carefully.  Many problems occurred with the property while we were tenants - electrical problems, bug and rodent infestations, broken fixtures, broken toilets and showers, broken A/C, etc.  Every time we tried to address these problems with her she wouldn’t do anything about them.  She would always refuse to pay for anything herself, telling us to pay for it and take it out of the rent which would be fine if I had the money but I don’t and per the lease it wasn’t my responsibility.  The final straw for us was her failure to comply with the law concerning dead rodents in the walls of the home.  She refused to have the dead animals removed and basically told us to deal with the smell and health problems that occurred afterwards.  We received a verbal agreement that we could vacate the premises before the end of our lease, which we promptly did.  Now in the process of trying to get our security deposit back she is claiming that we trashed the house and she is keeping the deposit to pay for “the fucking mess we left behind.” Total absolute scumbag this woman is because she has clearly demonstrated to me that she cares only about getting that check into her hands which by the way she won’t cash for nearly 3 weeks if you’re lucky.  So if you’re in the New Smyrna Beach beachside area looking for a condo/home to rent I advise you to steer clear of Chris Ann Howe and her property at 33 Cedar Dunes.
