Do not rent property from landlord Todd Braden in Florida

I signed a one-year rental lease at Pineapple Grove in Delray Beach FL for a 2 bedroom apartment on July 3, 2009. At signing, I paid a one-month security deposit of $1,600 by cashier check payable to Todd Braden.

In March 2010, prior to the end of the lease, Todd Braden’s property was foreclosed on and repossessed by the lending bank. The bank then asked me to vacate the property and laid out a set of options for me to vacate prior to the end of the lease. I moved out of the property on May 1st. The property was handed to the bank in perfect condition and no notice was sent to me by Todd Braden that the deposit would be withheld.

I’ve contacted Todd Braden, a Florida lawyer, multiple time to recoup my security deposit and sent a formal letter requesting repayment, but the Todd Braden has failed to return the deposit. I have not yet been able to recoup my $1,600 from Todd Braden.

If you encounter Todd Braden as a landlord, I recommend not renting from him.

DO NOT RENT TO DAWNA PARRY

This lady is disgusting.  I never met anyone like her. Handed her a clean, newly painted apartment.  When she moved out, she left the toilet overflowding with human waste.  The apartment smell so bad, I almost puke.  The fridge was full of rotten food.  Even seafood.  It was very nasty.  She left bags and bags of trash bags filled up with food.  I think she has an eating disorder or something like that.  Broke doors and door frames while moving.  I asked her to come back and help clean up the mess she left behind.  There was not response from her.  Left a huge couch behind, air conditioner, tv, table. Also left a car behind full of stuff.  I had the car towed out of my driveway since I considered it abandoned.  She was told for more than 6 months to remove that car from my driveway.  She would just make false promisses and never followed through.  After I towed the car, she did not contact me to find out where the car was, instead she went to the police and reported the car stolen.  The car had been leaking antifreeze and oil.  It ate my driveway away.  She was also stealing my electricity.  I had a worker come to do work at the house and when he tried to plug his tools in the basement, he realized that Dawna was living off the electricity on the basement. She had a few cables running down to the basement and I found out that her electricity had been shot off.  Unbelievable.  Ofcourse I removed all the cables, put a lock on my basement and told her off.  We went to court and ofcourse I won.  I had all the pictures and all the receipt for the cleaning, disposing of her stuff, and repairs.  She had to pay even thought she did not want to.  She tried to convince the judge all of the above was a lie, but I had all the facts and the paperwork and pictures to show that my statement was truthfull.  If you still decide to rent to her, dont say I did not warn you.  There are still good tenants out there.  Don’t fall for scumbags like this one.

DO NOT RENT TO FRANCESCA CANNATA

She is the most filthy liar ever!  The apartment needed repairs.  I contacted Francesca to perform repairs.  She said she did not want any work done on the apartment because it was the holiday and she was going to have people over.  She was told to get in contact with us and let us know when it was a good time to be back for repairs.  Five days later, rent was due.  She refused to pay the rent because repairs were not done.  It was a big scam.  I sent workers to her door to do the work, she was notified three days ahead of time.  She refused to let the workers in.  Two days later, I got a fine and a letter from the city hall stating that I refused to do the repairs needed and tenant had been unable to get in contact with me.  She never paid rent once.  Her mother inlaw, always paid the rent for her.  After being threatened with immigration.  Her boyfriend is illegal.  She finally left.  Leaving behind a broken refrigerator, broken sink, carpet cigarrettes burn all over the apartment and a trashed yard.  Dont say I did not warn you. She is a sneaky snake.  Be aware.  Good luck if you still rent to her.

MARCELO CARPINITO AND KRISTEN ROBERTS CARPINITO NEVER RENT TO THESE PEOPLE

They are the biggest scamers.  They know how to play the system.  They first started saying there was mold in my house.  I called mold especialist and there was not mold.  Then, they started saying there was something wrong with my plumbery, I got a report from the plumber stating there was nothing wrong with the plumbery.  They then went to say there was something wrong with the electrict oulets.  An electrician was called and there was nothing wrong with the electrics oulets.  Lastly complaint about the heating and termosthat, again the same electrictian was called only to confirm there was nothing wrong with the heating or termosthat.  They use all these excuses to stop paying rent.  They got Board of Health involved, so it was almost impossible to evict them.  They did not pay rent for four months and finally left after I paid them money to leave.  Lets not even mention all the money spent to call each individual licensed professional to come and check their complaints only to find out nothing was wrong with my place.  Per the electritian, it seemed that Marcelo tampered with the light fictures of the livingroom to claim there was a problem with it and also they clogged the bathtub by sticking globes, and a rubert ball into the drain of the bathtub.  Very clasic.  They also made one of the tenants leave because Marcelo and Kristen set up to make their life misserable.  I almost got my house foreclosure. They also stole my mail.  If you rent to those people, dont say, I didnt warn you.
