Do Not Lease from Steve and Jeanette Schwarzbach

These shady landlords own buildings on the North Shore and in the Northwest suburbs of Chicago but live in Wickenburg, Arizona. They do not have repairs done in a timely fashion, and when they do finally send someone to perform a repair, the “technician” is of mediocre ability/credentials; the repair is not done satisfactorily and requires repeat visits until the problem is corrected.

On one occasion, a technician who was contacted in an emergency situation spoke with Steve and Jeanette Schwarzbach on the phone concerning the severity of the issue and the ramifications of not fixing it. The landlords questioned the magnitude of the problem and requested a “Band-Aid” repair at a minimum cost. After talking with them at length, the technician (who was highly knowledgeable and competent and also happened to be the business owner) handed me the phone in exasperation and stated, “I do not want to deal with your landlords; they are shady people.”

In addition to delayed responsiveness to requests for necessary repairs or maintenance, the Schwarzbachs do not conduct background checks on prospective tenants (evidently, they don’t want to be burdened with the cost associated with such screening measures). Thus, one might end up suffering through a lease with a neighbor who, e.g., is a drug addict, doesn’t pay his/her bills, and asks to borrow money.

In short, these landlords do not maintain their property, and they don’t care whom they lease an apartment to; their only concern is receiving their monthly rent check. In retrospect, I had just cause to withhold rental payments on several occasions. How foolish I was not to have been more assertive. I could write much more about my unpleasant, and even nightmarish, experiences with these landlords; however, all that potential lessees need to know is that they would be wise to rent elsewhere. Simply put, the Schwarzbachs are people of highly questionable character and business ethics, and they will take advantage of you if you let them.

I have been living at this address for one year now and the landlord refuses to fix anything. Every-time I tell her something is broke she tells me that she is to broke to fix it, and if she has to fix it then she cannot afford for us to live here. Don’t even think about paying her late either your grace period does not matter she wants it by the first and only on the first. Or she will send you a pay or quit on the first even though technically she is not suppose to send it until the sixth. Once you don’t pay her she will come past the house and badger you about rent and try to find things in the house for you to fix. Then accuse you of being the reason why things are broken or messed up. She will also talk to you as though you are stupid like you do not understand what she is saying. I don’t like being taken advantage of and that’s all she seems to do she uses the fact that she is a full time student to get you out of money so you can fix her house up instead of herself. She will not respect you at all and I promise your experience living here will not be a good one almost everything in here is falling apart and as I said she wont fix it either. I have proof of everything I have fixed in the house and all the emails she sent accusing us of things going wrong because of us. She even tried to make us pay for shoes that were old and broken and stuck in a bag with dust on them. They got thrown out by accident and she tried to make us pay her $200.00 for them along with full rent and a late fee.She is young and money hungry and if you interfere with that she will try to run you into the ground. 

DO NOT Rent from Larry Bracht!!!!!

I’m advising people who are looking for a house in the Georgetown area of Fort Wayne, IN to not rent from Larry Bracht on Madiera Dr.  He’s rude, doesn’t listen, comes and goes as he pleases, comes in the house without permission, has the spare key to the shed and he will climb the fence to get into the backyard, doesn’t call before he comes over or gives any notice, to looks in the mailbox and sees what comes in and out, has his and his mother’s mail coming to the house as well.  Makes deadlines on getting yard work and house work done and wants it done when he wants it.  He doesn’t care if you have a life outside of the house or anything else.  He treats you like crap and acts like you are stupid.  He tells you how to live and what not.  Please if you do rent from this man, make sure locks are changed and the gate to the backyard is locked.  We have rented from him for 8 months and this is what we have dealt with since day 1.  Do not put any money into the house either cause if you change the paint or do whatever, he will take your tools, paint, paint brushes and whatever else he can get.  Just be aware of this man!!!!  He will also make everything on his schedule and doesn’t care about your schedule that he will make things very inconvienent for you as well.  Have had this happen with the sink in the kitchen, to the bathroom and utility room.
