Do not rent from Jagranie Vieira in Marion County, FL

Do not rent any property from Jagranie Vieira, aka Jagranie Vieira-Blanchard in Marion County, FL.

She never returned my security deposit, even after I sued her in court and won, she will not pay the judgment. I currently hold a lien on 4 of her properties, and she still refuses to pay. She is deceptive and CHEAP… in one instance, our sewage backed up and ruined the carpet along with many of my belongings, forcing me to stay in a friend’s garage until it was cleaned up, which took 3 weeks. She did not want to replace the carpet that had FECES on it from the sewage backup! She said that nothing needed to be done and did not want to spend any money to fix the problem or to replace the carpet. She finally agreed to replace the carpet after 3 weeks but only after numerous complaints to every agency I could think of that might regulate situations such as this. Then, she had the nerve to attempt to collect rent for the time I couldn’t live in the apartment! I told her she can take me to court if she wanted that money, because the law states that I do not have to pay for any time where the dwelling is uninhabitable. She agreed to accept the pro-rated rent for that month, but the next month she upped my rent by $100/month in retaliation, since I was on a month-to-month lease! Good thing I was in the process of building a brand new house and only had to put up with her for another few months.

Do yourself a favor and avoid this cheap, backstabbing, vindictive woman. Anyone else you could possibly rent from would be a better choice.

Her properties, as of July 2011, include:

5600 ne 32nd st silver springs, fl 34488
3200 ne 56th ave silver springs, fl 34488
4954 SE 111th Ln Belleview, FL 34420
5690 SE 119th Pl Belleview, FL 34420
6176 SE 119th Pl Belleview, FL 34420
2374 SE Hwy 42 Summerfield, FL 34491

Her past and present phone numbers include:

352-484-9831
352-693-3508
352-653-0352
352-347-4359

If you are thinking about renting one of the above properties or are inquiring about a property that has one of the phone numbers above listed, I would advise that you save yourself that headache and look elsewhere!

Emily Ann Nolan

Horrible tenant.  In one month, she destroyed an entire house.  She stole light fixtures and mirrors off the walls.  She caused over $5000 damage.  She did not pay her rent and left.  she did not inform her landlord.  She also changed the locks and did not leave a key.  She tried to steal cable from her next door neighbor’s direct tv.  The police was called within a week of her moving in by another neighbor because she was cursing at her for parking in a common area.  Police Reports were filed in all incidents.  She has had creditors looking for her.

DO NOT RENT FROM CROWN REALTY or HU WANG IN CHEYENNE

Our family rented our 3500 sf (the listing states 3500 sf) home through Crown Realty in August of 2010.  Within days of moving in the house it rained and we noticed leaks everywhere.  We contacted the property management company immedately about the problem and nothing was done.  The problem continued to progress and began getting worse.  As the weather began to get cooler and we began using the heater, we discovered that everytime the wind blew the pilot light would go out.  Several mornings we woke up and could see our breath because the house was so cold. In the back of our home we have a huge family room that is conected to the house by a breezeway, we pay $1600.00 per month because of this room.  This room runs off a seperate heater and it broke down in the middle of the cold Wyoming winter.  We reported it to Crown Realty right away and again nothing was done.  We waited two months for a new heater, in the mean time the property company told us that the family room was not included as part of the house and that we shouldn’t use it.  The room got so cold that we had electrical wires break because they were frozen.  Inside our home we had a temperature of 30 degrees on some days.

As the snow began to melt in the spring, we noticed that water was coming inside the home through the foundation and we had a massive leak in the skylight that was pouring water down on us from the roof.  Again we contated Crown Realty.  It took several days, but this time the owner of the property came to work on the issues.  This slum lord made his 60 year old wife climb up on to the roof to fix the leak.  But the way it was fixed was by throwing tar on top of the shingles. With all of the moisture, mold began to grow where the water was coming in through the foundation.  Again we contacted Crown Realty.  This time they came out and put petre dishes out to do mold tests.  They came back and picked them up 4 days later but never informed us of the results.  When we showed them the mold that was growing up the walls and all over our furniture, they laughed and said that it wasn’t mold.  Because of the mold all of my chlidren have constant hayfeaver symptoms, I suffer from headaches, and my daughter suffers from 2-3 bloody noses a day.

By June & July Flooding has become an everyday issue.  The breezeway has given way and water pours into the house like a waterfall everytime it rains.  This week it has rained everyday and flooded our basement because so much water was coming into the house that it was running down the stairs.  We have called Crown Realty every day and with the exception of sending over a carpet cleaner once nothing has been done.  We own our own business and we had inventory stored in our basement.  We lost over $1000 worth of inventory because of the water.  Our lease is finally coming to an end and we have given them notice.  Now they are ignoring our phone calls, when we call they pick up the phone and the hang it back up and they are refusing to do anything to help us. Now they state that the family room is uninhabitable and that we have been told that it was not part of the property and that no one should be in there.  Last week we noticed that ant hills were forming around the base of the wall where the water has been coming in around the foundation.  This morning we woke up to a swarm of flying ants.  They were so vast that we couldn’t even look out the window because it was covered with the ants.  We are very concerned that they will refuse to return our deposit and we wish there was something we could do.  I just caution anyone from renting anything from Crown Realty or Hu Wang they are truely slum lords.

No rent for months
Property damage
over $1,000

Lease ended in March, 2011.  Lives with Clayton Thomas. Child has other kids over and have damaged the yard.  Have been holding over for months.  Trying to evict and they claim they didn’t receive notice and the case gets re-opened even after judgement.  Found 8 x 10 piece of carpet stained and ruined with padding out in front of the property today.  Called the cops.  Have to file criminal destruction of property charges now.  She owes me about $6,000 between back rent, water bill fees, and now damaged property.
