She left my beach home after 6 months on a two year lease TRASHED!!!!

It is hard to summarize exactly the devastation she caused to my life, and my beach home.  This woman is a smooth talking lady with a “poor me” story.
Months ago my husband presented the idea of renting our Jacksonville Beach home to a woman he knew who worked the as manager at the “Planet Smoothie.” He told me her story… recently divorced mom of two who got thrown out of her townhome because the money she gave her landlord for rent was not going to the mortgage.  Thus the building was foreclosed on and she had no place to go.
After discussing this, my husband and I (out of our kindness… or stupidity) agreed to let her move in and wave the security deposit, first BIG MISTAKE!!!  She signed the lease for two years, and asked if she could do some painting… we said yes as she was an interior designer, second BIG MISTAKE.
Long story short she was only living there for 6 months when she skated out, uUntil than she was late on every payment except the last two, which we never received.  When we got to the home to inspect the home it was TRASHED!!  She left two mattresses, garbage piled high, her kids clothes, artwork, awards.  She left her important paperwork (arrest records, birth certificate, and divorce papers), all her dishes and her laundry, and that was only a small handful of stuff.  It looked like she never cleaned… it was dirty and nasty!!!
She ruined the walls with her “painting” by painting around furniture, leaving huge white spaces everywhere.  There were holes in the walls and my hardwood floors were ruined (bowed and raised) because she let her dogs pee everywhere without cleaning it up.
She left the house in a huge hurry, I suspect she was running from something.  Last I heard she was on her way to New York… BE CAREFUL NEW YORK!!!
Anyway we took pictures after we cleared some stuff away… I can provide pics. 
Please be careful Landlords… she is a scammer. 
The money we lost between her not paying, and the damage is in the thousands… Landlords protect yourselves!!!

Worst Tenants Ever (Cassandra Hogan & H. Nate Taylor) Rochester NY

I rented a one bedroom apartment to Cassandra Hogan and H. Nate Taylor roughly 4 months ago (Oct 1 2008) Since they took possesion of the apartment they have been nothing but a headache. My lease states no smoking in apartment the agreed to these terms on both the lease and application… they were caught smoking the first day. They have had multiple verbal altercations 1 instance required me to notify the police. They have been asked numerous time to quiet down late (after 11pm) on week nights, had to call the police for 1 instance where they went till 2am during a week night. My recent problem is that they have been smoking pot in the apartment both my lease and application state no smoking or no drugs are permited in the apartment. I was again contacted the police as a result of Nates confrontational nature when we was informed that drug use and or drugs will not be tolerated in my home. Another problem I’ve had is that they had a dish satelite installed on a brand new roof without my permission. My lease states no Pets, sure enough they purchase a pet without my permission. AVOID renting to H. Nate Taylor and Cassandra Hogan of Rochester NY at all costs. In the short time they’ve lived at my home it has been nothing but a headache.

MAINE LANDLORDS BEWARE

They left my home a disaster, animal feces everywhere.  All carpets ruined. Did not pay rent and would not get out of the home for 5 months.  I am active duty military and was out of the area so it was very difficult to get them out. They now want to use my home as a storage unit because the unemployed husband says his family won’t help him move.  What??  They are a nightmare, individuals who believed that they are entitled to other people’s property.  When the realtor went to inspect the property they did not even make an attempt to clean up. There were 7 bags of nasty trash leaking all over my laminate flooring.  Disgusting worthless people.  STAY FAR AWAY FROM THEM!!!!!!  Unless you have a lot of money for a lawyer!!

I will make this short and sweet.  DO NOT RENT TO JENNIFER BURKE.  She is a con-artist who uses the single mother card and sweet personality to pull you into her web of lies.  Ms. Burke did not pay her rent for months and when I finally got her out of my townhouse I was left with court fees, attorney fees and months of unpaid rent.  She will cost you more money and more stress than it is worth.  This was my first and probably my last time as a landlord.  I don’t ever want to go through that experience again.  DO NOT RENT TO JENNIFER BURKE.
