Beware of renting a room from Britney Oates
This person over charges for rent and took $250 off of my deposit after I had only lived in her house for 5 months. I left the place cleaner then when I found it and she expects you to take care of her dog and not use the Air Conditioner. The room she rents out is a hot box and she has the tendency to leave for work on sundays at 8am and turn off the Air Conditioner while you’re still sleeping in your room with the doors and windows closed. She will charge you for utilities, then turn around and say that she’s the one who pays for utilities, therefore she has the right to control how much you use the utilities in the house.
Beware of Tenant Lashawn Curtis. Not only does she not pay her rent on time, she issues bad checks. When the stove went out, I sent a contractor to fix the stove and although Ms. Curtis said she would be present she was not. She changed the locks without permission, and wants you to make repairs only when she is available which are weekends only. She withholds rent and believes that the security deposit substitutes as rent. I have filed an eviction and we will be going to court next week. I informed her that I was going to be showing the unit and she changed the locks. Then she called the police and said I was trying to break into my own house. When showing my unit, I noticed that she has broken the garage and tore up the motor which is probably to prevent me from getting into the property, broke a window, put masking tape all over one of the windows, the carpet is filthy- it will have to be replaced and there are several light fixtures missing from the ceiling fans and bulbs. Every month Lashawn had an excuse as to why the rent was late and sometimes I wouldn’t receive the rent until the following month. Please make sure to verify all documents and make sure they are not forged or made up. She previously lived in Chicago and has several evictions against her.
