The Briens paid rent late almost every month and at one point stopped paying altogether after losing a job. We were able to reach a new agreement, which they also subsequently failed to stick to, paying us absolutely nothing until we had to take them to court and have the sheriff make sure they moved out. Bobby and Vanessa had been good at paying their rent up until we evicted his mother from her home for non-payment of rent. We found out that his mother and sisters were living with them and they also had a dog. Both of which were violations of their lease agreement. After they were informed that his mother and the dog would have to go they did not pay their rent. Instead we received a call toward the end of the month that they were moving out and he treatened us with an attorney IF he did not get back his deposit. Left owing one month rent. House was not cleaned. Damage to the windows and screens and kitchen stove, front storm door. Outside storage unit was full of dead maggots and trash. Trash outside of home.
