I think that it is better to keep a single tenant, like some serious student, who does not socialize much. I hate those who make my home a place for partying. My friend had a tenant named Adam, who failed very year in college but managed to bring in his friends everyday and they spilled packets of food, cans, bottles and lots of other stuff all around.
