DO NOT RENT FROM: Michael Gray with Allstars, LLC. He owns Hampton Harbor Townhomes in Greenville,SC

I have been living on my own since I was 18 years old. I have never once came across a problem with my landlord or landlord company. I have been a perfect tenant, always paying rent on time and keeping my place clean. I moved into a townhouse on Wade Hampton Blvd in Greenville SC in October 2009. This was the ad posted for the property, “Eastside Townhome. Safe, Private, Big, 2br/2.5bath, skylights, refs, $588 special. 201-0089, 616-0412, 297-0629.” I posted that so other tenants would recognize that ad. I spoke with the “ Maintenance Manager” who showed me the property. He is also the one that handled all financials, and lease agreement. The townhome he showed us needed major work, which he promised was going to be repaired and clean before I moved in. In this stage of the move, I had not ever seen or spoken to Mr. Gray. I arrived on move in day and much to my horror, the townhouse was not ready at all. The professionals had just arrived as I arrived, to clean the carpets. While they men were cleaning the carpets, the Maintenance Manager, Chris Anderson, was just fixing other problems. Needless to say, I was unable to move in when promised. I had already fulfilled my part of the contract by meeting their financial obligations, but they could not meet mine. This was the start of something horrible. Since move in day, and current, the following has happened to me in my townhouse: The kitchen sink broke and flooded, the dishwasher broke and flooded twice, the carpet in the dining room was ruined by the flooding, but was not removed, the mold and mildew smells have continuously been a problem since day one and I do now suffer from horrible headaches. The downstairs toilet in non-functioning and has been since day 1, the garage disposal broke, the upstairs closet door has been broken since day 1, the upstairs shower handle was broken, the upstairs toilet broke and flooded not only our bedroom upstairs, but has also came down into the kitchen ceiling. (adding more mold and mildew). The kitchen floor had to be replaced from the water damage. It was not replaced correctly. And to top if all of, we found out we have ROACHES. All of this nightmares were reported and we have had none of them fixed. I have never seen such a poorly unprofessional owner/landlord in my life. The appointments we did make with Chris were never upheld and as much as I have asked to meet Mr.Gray in person, I have not been given the honor of doing that. Also, this is not a SAFE environment as mentioned in their ad. I was woken up everynight with people fighting outside over drugs. Violent fighting and screaming. I do know that Chris is into some very heavy drugs and does not perform the responsibles handed to him from Mr. Gray. I WARN everything tenant out there in Upstate of S.C. PLEASE never ever rent from these people. You will be paying rent to live in trash, and they will not care about anything but their money. This whole experience is a NIGHTMARE.

Evicted from Kucera Court in Murrieta, California, January 2010, on account of failing to pay rent, utilities (was cut off by the gas company), and violating several parts of the lease.
Christopher Michael Goodman, a 6’6” tall male, 300 pounds, white, signed a lease to rent a 3 br SFR on Kucera Court, in the city of Murrieta, California. He immediately violated the lease by bringing in an unauthorized pet (a pit-bull puppy) and parking several cars on the street interfering with the neighbors (his business was buying and selling automobiles). He apparently had unauthorized tenants living at the property as evidenced by mail addressed to people not on the lease. He failed to pay rent on the 3rd month of tenancy and avoided all calls by property manager. Only after getting served an eviction summons did he make contact offering to pay the rent (2 weeks late and after $800 was already spent in legal fees). He answered the summons, but lost in court. Still owes over $1,100. Also owes the utility companies several hundreds of dollars. Left the property a complete mess and damaged the bathtub, a brand new stove, and his dog chewed the wiring on the A/C unit.

Crystal Lamott and Dustin Moore.

They were taken into my home on the agrrement that they would help out around the house as well as pay rent and a portion of the utilities.

6 months later…

Evicted dthem for not paying rent, or utilities, or helping around the house. When they left I went into their room only to find it inhabitable by any self-respecting human being. Moldy dishes, stained carpet, trash and cans strewn about, and to top it off the cats that they owned had used the entire bathroom floor as their litterbox. Disgusting tenants, and generally deadbeat human beings.

Beware.

Tameren (Osman & Penny Semen) ‘land’lords

Do not rent from Tameren (AKA “Lameren").

The building is known as “Autumn Woods” to them, and is in the phone book as such, but it was originally “Evergreen Hall”. A large welcome mat in front of the building still mentions EH. 430 Cooper Street in Woodbury, NJ; right at the corner of Cooper and Evergreen, across from the former country club.

This is the third management I’ve gone through; all three were horrible for their own reasons (with the first, for example, spending the security of deposits of multiple tenanants).

I’ve lived here for 16 years exactly, beginning in March 1994. Suddenly and without any notice, this management, Tameren, decided to not renew the lease. Absolutely no notice was very unprofessional and illegal.

Their first names are Osman and Ferihan (but she is known as “Penny"); the last name is...Semen. Is don’t know if it’s pronounced “sea-men” or “sem-en”.

He’s the one who does maintentance work (although that’s a stretch) and she supposedly handles business. They also have a couple sons living in apartments who do yard work and cleaning as well. They are more interested in the outside appearance of the place and the land more than anything else.

For at least half a year, I had been requesting a receipt with my rent payments. In my case, she never does it—even when she says she’ll “bring it up at the end of the day.”

This is a building from the 1800’s. There are plenty of cracks and leaks in my apartment, resulting in spots of black mold ingrained in the wood floor. Locations in the bathroom and bedroom had their wall removed and a board screwed in place “in case they need to get to the pipes again”.

The basement floods at times and those spooky collections of wires hanging open down there don’t make me feel comfortable. Getting stuck in that ancient elevator and having to climb up when between floors was not enjoyable either.

I know that they rent out garage spaces to people who don’t even live in the building. I guess that is permissable, but I should still be allowed to have my space even though I don’t drive.

Someone else in the building has told me that another apartment on the top floor is in need of work on the roof. Perhaps that is why I might need to leave. That, in addition to wall & ceiling cracks, leaks, and mold makes it unhealthy for me, yet they are not right in giving me no notice.

I received rental assistance from the Housing Authority; it seems that Tameren doesn’t want to do the repairs that were requested by the HUD.

My lawyer feels that rather than fight to stay, it’s a place that could be harmful for me and I can find better.

Laudan Marie McKay lived in the house for 2 years without paying rent. The owner of the house lost it in foreclosure and I bought the house. I offered to pay her to move and help her. She said she would accept the money and was meeting someone that afternoon about a rental. She then would not talk to me, answer the door, didn’t move, didn’t pay rent and became totally uncooperative. She had a ficticious individual respond to the unlawful detainer and held me up for approximately 2 months before I could take possesion of the house which was granted by the court.

Here is the condition of the house: abundant cockroaches, trash, feces, diapers, blackened floors, ruined kitchen and bathrooms. The yard was filled with so much trash that you couldn’t even open the gate. The yard had been used as a bathroom as the water and power were off. The house is destroyed and requires much of it to be replaced and will cost upwards of 35K to fix it.

These two have been by far the worse tenants I have ever had. The two of them entered into a standard lease with a third person. At the lease signing they stated they had no pets and therefore I did not charge a pet deposit. Two months into lease the lies and deceit began, numerous cats had appeared in and around the property. They were immediately described as strays even though I could see the cat food bowl out near the front porch. When I found a domestic cat inside the property along with it’s scratching post and toys, I politely informed the tenants they had to pay the pet deposit. Before the first year was out Lydia had implied at least four times (each time she had to pay the rent) that they were going to have to move out. Each time I asked for the written thirty day notice and each time I received nothing. As the economy depressed, I showed a degree of empathy and lowered the rent. Two months later they were back to the same routine. Collecting rent quickly became a task, as they waited until the last possible moment to pay. On the first maintenance call I had to make, I found the property in a state of utter filth inside. I had to step over piles of soiled clothes and miscellaneous debris covering the master bedroom floor just to get to the bathroom. The final straw was broken when they had a split hot water pipe under the bathroom sink that they let spray a steady fan of hot water for over eight hours. When I responded to the maintenance call and immediately turned off the main water cut-off, I asked why they let it run. The reply given was because Lydia was having a fight with the roommate she wasn’t talking to him. Needless to say, major damage to the flooring and cabinets. This time Lydia again remarked about moving out so I called the bluff and demanded the signed thirty day notice. This time she hurriedly hand scribed a letter of intent. I told them they now had till the end of the month to vacate. Later that night and into the early hours they quietly tried to move all of their belongings out. Once out, they refused to pay the remaining balance of the rent due. When they found another Realtor gullible enough to rent to them, they provided my name as reference but intentionally gave one of their old cell phone numbers that they knew was out of service. I did eventually speak with the realitor and warned them about this deadbeat pair. They still allowed them to rent from them anyway. A small claims case was filed against them in an attempt to recover some of the damage costs.

LANDLORDS BEWARE!!! If you do not want to be a victim, do not rent to this woman, Kathy Trainer. She will sign a lease and then turn around and use the Florida Statutes so that she can walk away from lease and not pay her rent. She shelters animals, and uses the pet clause in the lease you provided to say that she may have pets. She will send you notice by certified mail within the required 7 days per Fla. Statutes that she is moving out but not to bother her or visit her for she will call 911 for she feels for her safety of herself and her property , thereby eliminating a need for a “walk through” when she moves out (I can’t wait to see what shape the duplex is in when she finally leaves this weekend with her dogs). She feels “victimized” and that preferential treatment is given to male tenants over her. She has been costly, a bad tenant, and has moved around in Fort Lauderdale and surrounding areas for over a decade, claiming the same treatment of previous landlords ( no references, or false reference ) DO NOT BECOME ANOTHER VICTIM. DO NOT RENT TO KATHY TRAINER OF FORT LAUDERDALE FLORIDA. If this warning will save one, just one, landlord from this Certifiable Bad Tenant (CBT), then my quest has been a success.

This woman did nothing but complain over frivilous issues and threaten to sue everyone around. We had to evict her because she was sneaking in dogs and breeding them in our home without permission. She cost us upwards of $5000 in repairs because she let her dogs use our house as their personal bathroom which caused extensive damage and odor. She left garbage everywhere also. What is more important is the fact that she allowed her six year old daughter to live in such disgusting squallor. Someone should really notify CPS on a mother like this. Feel free to contact me for more info concerning this tenant. save the headache, don’t rent to her.
