If you are a landlord and you own property in the 5 broughs of NYC, Long Island Nassau county and Suffork beware of LESLIE V. CULBERTSON. This woman moved out with rent arrears exceeding 10k she seems nice enough in the begining but will get very nasty and demanding when the rent is due. She hass horrible credit and debt collectors are chasing her left and right. She would rather spend her money of fancy hand bags and shoes than pay her rent. She will play games, bounce checks and otherwise never pay any late fees or bounced check fees and beware of the getting a check with no signature. She sporadicaly paid the rent for 5 years and mostly late and when told she had to go got nasty and decided to stop paying. Mistake number one was trusting a so called friend that recommened her, mistake number two was not properly vetting her properly.  If you rent to her make sure you collect 6 months rent and have an iron clad lease, she knows the cracks in the system and will exploit them to her complete advantage and is not above selective memory and outright lying to acheive her ends.

After blatantly violating several provisions of her lease…and even arguing with us about abiding by her lease!...she decided to move out rather than renew her lease when it expired. We were relieved, as we had planned to refuse to renew it, she being such a pain in the butt. Her decision to move, we felt, was saving us the wrangle of prying her out of the place at the end of her tenancy.

As a landlord, you have to protect your investment and pay to have your potential tenants checked out. This means, running credit checks and checking references etc. Plus you have to have proper leases signed.

Even if you do everything right there is still a risk of this sort of thing happening but at least you try to prevent it at the front end.

Bad debts are part of being in business as is breakages/damage done to your property.

Going after bad tenants in court may also be a bad idea as they know where you live and could cause more damage....some of these people are crazy.
