Do NOT RENT FROM bruce kuhlmann (585)

My friend moved into one of his houses to find holes in the walls and dirty nasty carpet. She asked to remove the carpet as it had mold and bugs threw out it. When she moved out she repainted the whole house, repaired all the holes and cleaned it all up. Now BRUCE KUHLMANN it SUING HER. The carpet he took out he never replaced he clams she didn’t clean the house and hired people to clean it. He didn’t LIKE how the holes were repaired and hire someone to “FIX” them. And even though he approve the paint colors and said he would pay for the paint he is again hiring some one to repaint the house in different colors and wants her to pay for ALL OF IT!!!! Not only that he wants her to pay for 3-4 months rent on it even though she already moved out and her lease is over then wanted her husband to pay for lights and heating on the house as well again after they moved out! He is a scum-lord who’s trying to make pass renters pay for improvements on his homes!!!!!

Beware of renting to Jacob French, Bakersfield, CA (584)

The Bad:
I had rented to two young guys, Jacob French and Shane Smith; they seemed nice, credit wasn’t horrible, had good references from prior landlord, so I gave them a chance. they were great tenants for the first year. After signing an additional six month lease things started to go bad. I received complaints from my HOA about cars being parked in the alley in front of the garage, noise, several people coming and going. Come to find out Jacob had his girlfriend living there without my approval or notice, violation one, he was very dirty according to Shane, and the roommate relationship deteriorated after Jacobs girlfriend broke into Shane’s room and stole some things. Both broke the lease with out a 30 day notice, there were damages inside, doors completely removed from the jams, walls were scuffed up very bad, damage to the vinyl flooring, the girlfriend stole all the light bulbs, cutting boards and a wire rack out of the microwave and left the place in a terrible mess.. Jacob had no intention of even telling me they had moved out, I had to find out via a complaint that he left a bed leaning up against the garage and I was about to be fined $140 if it was not removed immediately.

The Good:
Shane Smith is a very stand up guy, he faced me, explained the situation and why he had to dissolve the relationship, and vowed that everything would be as it was when they moved in, even if he had to do it all himself, well, he did. Even as Jacob was telling him what an idiot he was for doing it and he should just bale out as he did. I have tremendous respect and admiration for someone who stands up and does the right thing, even in the face of my wrath. He is both responsible and trust worthy, I would rent to him again.

BEWARE of renting from Amalfi Rojas (583)

“Amalfi Rojas”—In quotes because I don’t even know if he EXISTS— I was going to be renting an apartment from this man.. long story short; I did not take the apartment due to numerous reasons (Invalid lease, Infestation, Apartment wasn’t ready). I had given 1700$ at this point and have been in the process of getting it back. I have received all the money except for $425. That $425 was supposed to be given to the other realty company (which I didn’t know I was dealing with until trying to get my funds back) and it never was.

MAJOR problems I have here: There is NO physical way to get in direct contact with “Amalfi Rojas”. Both realty companies have ONE number on file for him and it isn’t even his direct line… however.. when I was contact by “Amalfi Rojas” once, that was the number he called from.. though it is clearly not his. I did receive a text from the number saying a check for the final amount was in the mail, that was 4 days ago.. still no check, and after trying to contact that number several times they turned the phone off.

Everything, in every way, about this person is shady… DO NOT RENT FROM HIM.

LINA MARTINEZ PITTBURGH PA IS A CROOK (582)

I rented a brand new rehabbed apartment to LINA MARTINEZ. She asked me if she could have access to the basement for washer/dryer use. I agreed to have it set up for and the dryer I bought used gas instead of electric. I had the gas from her unit ran to that area. She calls the Gas Company and tells them I am making her pay for “common area” gas. To my dismay there is a law called Landlord Tenant Act 54 of 1993-----she knew she could get out of paying her $1994.00 gas bill and have it passed over to me. After fighting with the utility company about her exclusive access to that room they still say I am 100% responsible for the bill. If you’re a new land lord please be aware of this TRICK---The Gas companies know they can’t get the money out of these dead beats, and they know that landlords like us care about our credit score----and pay our bills.
