this guy doesnt fix any thing, but he’s always early to collect rent.
i moved in his apartment last year jan 2 2011, when i moved in i notice three windows was broken, two light sockets was dangeling, outlets was expose and their an expose gasline in the kitchen. now i ask this guy and his wife repeatedly to fix these problems. Due to them not fixing the problems i was robbed twice once when i move in and once when i was not home. after the first time i got dogs two. now i m looking to move and i’m sueing for my personal property that was stolen.

besides those problems i mention their also a cess pool in my storage area and their har. contr. mart. stored outside.
Also it’s not just my apartment it’s all the apartments.
and then my apartment and the basement is illegal.
and i need to moved it’s me and my husband three kids and two dogs...were looking for rent to own…
Unfortunity these teneants started out good, but end in a disaster. Moved out without notic, just happened to go by to see neighbor in duplex (other side) and was informed they had moved. Their dog, child or someone put holes thought the house. Missing stove oven door cover. How could that happen? Doors off and new ones there but not fixed. Had 12 month lease and moved after 4. Brandy promises to get fixed and pay February rent and late charge, but hasn’t. Boyfriend got new job with Nissan in Smyrna and I don’t blame them for wanting to move, but just shocked at the property damage. Got late on payments last two months. Should of been a sign.
Beware if you decide to rent from this guy. He is in his 40’s. He has a dad with the same name who lives in Kennesaw. He will promise you the moon to get you to rent from him but then you will have serious problems getting anything fixed. I rented from him for a while. When I moved in the house, I told him everything that needed to be fixed. None of the things got fixed until at least two weeks after moving in. I continued to call him and request that he fix the problems in the house. He kept saying that he would fix them. If things did get fixed, it took anywhere from two weeks to 8 weeks. Some of the items were still not fixed when I moved out of the house. He kept my deposit when I moved out. He listed some of the items that I asked him to fix on the damage report that he made after I moved out. He said that I damaged them. Besides that, he is always drunk. One time he came to my house drunk asking for the rent. He insisted that I pay him in cash. A week or so later, his dad showed up and asked if I was going to pay rent that month. I told his dad that I had given him the rent in cash about a week ago. He never asked me for cash again. He is also a buyer’s agent for real estate. He will let you break your lease if you will let him be your buyer’s agent. I will say that if you find a house that you want to buy, he will do a great job as a buyer’s house. But, keep in mind that you may have to find the house yourself. Just remember if you rent from him, be ready to fix everything yourself, keep your receipts, and take whatever you spent fixing the problem out of that month’s rent. He talks a good game but you have to know your rights and be ready to fight him on these things.
I rented this place in September, since then things have gone bad. The day I went to see this place, they had me sign the lease and pay a security deposit plus the amount for 3 days before my lease officially started. Then, my downstairs neighbors started to complain for noise and the floor squeaking. The place was built in the 1940s, the floor is going to squeak. Anyway, they take over the driveway and the yard, but when I make a complain to these landlords, they do nothing, but when the downstairs neighbors complain, they tell me I have to be quiet and not move around my apartment after 11pm, and not have anyone over after that either. The things is, I don’t get home from work until after 12. To make things worse, they are always outside drinking and making noise when I’m trying to sleep.
The landlords also lied. In my lease, my rent is $535, with a $5 discount for paying on time; but when they emailed me reminding me to pay my rent my first month, they said it was $540, with the discount being $535. They also are letting the downstairs neighbors have a cat, when in the lease it states no pets. They are also going to make me continue to pay rent here after I move until they find someone else. They also come into my place without 24 hour notice just because the neighbors said there was a water leak, and I had nothing leaking. The landlord also don’t take care of the driveway and stairs. I slipped and fell on ice that was supposed to have been salted by them.
I suggest that if you ever come into contact with this couple or Justin and Lindsay Patterson, do not talk to them or live anywhere near them.
