BAD LANDLORD “ MRS. NGUYEN” living in MILPITAS CALIFORNIA (662)

not following the contract.. dont want to give full security deposit with out good reasons!!

before we rented the room thats available in her house we signed a contract with her that she will give my $500 security deposit when were going to moved out and we have to give her 1 month notice if we decided to moved. we did all of that, i already gave her 1 month notice.. and i thought everything is ok. when were removing our stuff in her house shes like in a hurry to get the keys from us even if i told her that were not done yet and were still going back she still get the keys, I didnt say anything. next day when were done she told me that she will give my deposit after 2 weeks.. ive waited, and when she give the deposit its only $200, she said because SHE HAVE TO CHANGE THE CARPET BEC. WERE BRINGING OUR SHOES INSIDE THE HOUSE, SHE HAVE TO CLEAN THE CARPET IN OUR ROOM, AND A PAYMENT FOR THE DISPOSAL OF OUR GARBAGE.. and i ask her why? i told her that she didnt even tell us that were not allowed to bring our shoes inside the house and the carpet in the room is like desame when we moved in.. we didnt even left any garbage in the room when we left so why shes charging me $300 for that.. and does things are considered NORMAL WEAR AND TEAR.. i just lived there for like 6mos im just going home at night and going early in the morning for work.. i told her that she have to prove me the $300 that she deducted to me.. i need receipts for all the repairs and the name and address of the person who did the repairs.. she agreed on that and even signed the other agreement that we made. i told her that if you cannot proved that to me you have to give my full security deposit.. then on the day that i have to get my deposit she make another reason that “ WE DONT HAVE TIME TO CHANGE THE CARPET AND CLEAN IT INSTEAD IM CHARGING YOU BECAUSE MY DAUGHTER CLEAN THE BATHROOM AND I PAY HER FOR THAT AND WE COUNT THE DAYS OF YOUR NOTICE SO ITS NOT REALLY EXACTLY A 1 MONTH NOTICE SO I HAVE TO CHARGE YOU FOR THAT DAYS.. and because of that i lost my temper with her i got really upset, why shes charging me for the days that im not living there anymore, its like she charge me for the days while no one renting the room when we moved out.. and she charge me for cleaning the bathroom which is WHY ME?? there is another person living in the next room and using that too, and im already out in there house like more than a month and they just clean the bathroom when they know that im going to get my deposit?? they let me check the bathroom but it LOOKS DESAME LIKE BEFORE!! i can understand her if she just tell me that she dont have money yet for the deposit and if i can wait until she have the money.. WHY she have to make a lot of alibi to us!!

do not rent to this person !! very fast talker destroyed my nice home in 6 months left garbage piled up after i evicted do to no rent payed in 3 months ... there was 10,000 dollars in damage to my home.. they stole my pool table and dryer out of the house and kicked in every door… had multiple cats and dogs that left behind alot of crap all over inside and out of house… the broke 4 windows while they were there !! landlords beware !!!!

do not rent !! RUN RUN RUN a fast talker with a bunch oh kids that have no respect for your property !! does not pay on time rented a new home to him and he trashed it in 6 months then had to evict to get off the property .. was three months behind on rent and utilites
there is not a room in the house with out some damage.. had to re drywall and put new floring in whole house..
when i entered property they had stolen a pole table and dryer out of the house and burnt all there garbage on my lawn !! every was kicked in so had to replace 3 doors ...  landlords beware !!!

Ysmael Brandt skipped on lease (659)

Lease Skipper Ysmael Brandt!  Mr. and Mrs. Brandt did not abide by their agreement to complete the terms of the lease and then were caught in a lie about why they were moving.  In addition, they became belligerent when called about their balance.  They didn’t keep their word...and arrogantly laughed when we told them we were going to take measures to retrieve what they owed.
