Do not rent to brian summers & stephanie williamson of phoenix, az. (672)

Run as soon as you hear these 2 names. Brian summers & stephanie williamson or kari, not sure what one is her real name. They will completely trash the rental they are leasing. These 2 move around all the time, I would estimate they move every 3 months. They live as long as they can for free and than leave.  They don’t pay water, electric or cable bills. They have 5 dogs that pee and poop all over everything. We had a garbage can they left behind of poop, it must have weighed 75 lbs and they never, ever put the trash out! Disgusting how they live. Don’t rent to them!!

RE: Richard Davis - Landlord (671)

This post is retaliatory and false. I am happy to supply references from satisfied tenants that have rented from me for years. I am also happy to provide more information on Kayla Crofoot’s (Tucson , Az.) tenancy.

Everything that was requested was fixed within a couple of days of being reported ... so much for being disorganized! Kayla Crofoot (Tucson. Az.) is a rank LIAR and cannot be trusted - I have the maintenance records; her father, amongst others, did several hundred dollars of work on the property while she lived there. On at least three occasions she spun one story to me and another to someone else.

She harassed me to return their deposit a week before the lease ended. Like a fool, I sent them their money back on receipt of the keys BUT before checking the pool key.

These tenants, and in particular, Kayla Crofoot (Tucson, Az.) were disrespectful of me, neighbors and rules - rent to them at your own risk and expect aggravation.

Tucson, AZ- Warning about Landlord Richard Davis (670)

This landlord was very unorganized and irresponsible. He doesn’t live in the state and had his other tenant do our walkthough when left the property. There was a lot of he said, she said, that happened though out our whole lease. He didn’t even know who was on lease. One tenant had put his name down so his new apartment could find out his previous renting history and Richard told him only one person lived there, even though everyone’s name was on the lease. After returning our deposit he noiced he could not find the pool key that was left at the property, or the tenant that he had look at the house couldn’t find it. He left me nasty voicemails talking about how he was “going to ruin my name”, and how “I will never be able to rent again”, he kept calling and calling saying give me $100 for the pool key. I finaly emailed him saying, hey you lost it, i returned everything. You oviously signed off since I got my deposit back. He decited to reseach and call my mother. Thats right, my mother!!!!! Not only did he harras me with countless phone calls, nasty voice messages, and litterally threating me, he broke the law by disussing my supposed debt with a third party. That is illegal, and that is my mother how disreceptful. This man lied and never wanted to fix anything. He would always tell me when i requested repairs that he lives off the rent, ext. Be warned, you are in for a handfull if you rent his properties.

To YI (Steven) Yeung, a very irresponsible landlord (669)

My husband and I have rented a house from To Yi (Steven) Yeung back in Jan. 2011 when we just moved in California at 245 hazen St., Milpitas, CA.  The 3-Bd-and-1Ba house looked nice with hardwood floor.  Soon we found out that the house has no heating system, and my lovely landlord, Steven, was “nice” enough to “lend” us one of his heaters for a couple of days so that we could have enough time to buy one on our own.  At the same time, the landlord has planted edible plants all over the front yard and back yard.  During the first couple of winter months, the breakers in the house popped a lot due to the excess cords that they have run for his parents who were living in the garage and another girl who lived in a shed that the landlord built detached from the house.  While helping a friend going through her dispute with her landlord, we surprisingly found out that IT IS ILLEGAL TO RENT YOUR PROPERTY WHEN THE PROPERTY DIDN’T HAVE PROPER HEATING SYSTEM.  When one night the kitchen was filled with smoke and the smoke detectors did NOT go off, we decided it was time to call a county housing inspector to find out exactly how much violations were there.  During the inspection, we were advised that the smoke detectors were not working properly; there were no carbon monoxide detectors in the property; the garage residing by the landlord’s parents was illegally converted with NO PERMIT; and the edible plants were not supposed to be planted. The inspector has written a report regarding this visit.  When we moved out, the landlord refused to return my deposit, and he came up a ridiculous list of repairing items, i.e. repairing the sink disposable which didn’t exist in the first place.  They also dragged us to court suing us for some owned rent which eventually they lost, thanks to the honorable judge who ruled us win.

To Yi (Steve) Young, owner of 245 Hazen St in Milpitas, is a greedy, unethical, and lying human being.  He let his own parents live in a garage that was not properly converted because the electric cord was so poorly wired that popped the breaker many time during my residence.  He has created potential life-threatening hazards to others and his own families.  Now he is living with his wife and daughter somewhere else, and you can figure out how comfortable he feels about his own property!  DO NOT RENT from this landlord, and you are taking the risks of living in a not-so-livalbe place and not getting your deposit back.
